City of Rehoboth Planning Commission Approves Amendment for One Rehoboth Project

At today’s Planning Commission meeting in the City of Rehoboth Beach, the Planning Commission approved a minor amendment to the One Rehoboth plan.
What was the amendment?
The amendment changes the original parking plan for a two-level to a one level underground garage. The Applicant did this to provide more distance between the new structure and the Admiral Hotel, which is next door on Baltimore Avenue. This change will require a lift system to accommodate the same number of parked cars.
“The Planning Commission is pleased to have approved the amendment to the approved site plan,” says Planning Commissioner Chair Mike Bryan. “Originally heard at the Commission’s October 24 meeting, we deferred the vote, because the Applicant made adjustments to the plans. The additional time allowed the City, the Commission, and the public an opportunity to review the updated plans to ensure code compliance.”
When will work resume?
During the hearing the Commission sought clarification on the status of demolition. The Applicant explained it has been working collaboratively with the City to accommodate the public such as pausing demolition during the Sea Witch Festival. The Applicant expects to resume demolition soon. In the meantime, fencing will go up as early as next week and will cover a portion of the Boardwalk between Rehoboth and Baltimore Avenues, and a small portion of the sidewalk on Rehoboth Avenue in front of the site and Kohr Bros., as well as a small portion of the parking area on the north side of Rehoboth Avenue, by the boardwalk.
About One Rehoboth
The commercial building, situated on the boardwalk between Rehoboth and Baltimore Avenues, will encompass four above-ground stories, three to be utilized as a hotel and the bottom floor as retail and restaurant space, as well as underground parking. The hotel will have 60 rooms.
The owner-applicant for this project is One Rehoboth Avenue LLC, a partnership between Grotto Pizza and Onix Group, a Pennsylvania-based real estate development company. The original plan for the hotel was approved in January 2025.
